As mentioned, many people in my field don't have interest in juggling and/or learning the specifics of how to handle owners and purchasers of investment properties.

I'd communicate but also know they have been juggling foreclosure moratoriums and have backups... then as they press the flush lever to move those files forward, local governments and trustees are backlogged as well.

I often drive by the many I sold prematurely to survive in the 80-90's when rates were 18% & I had too many rentals & too much debt & rehabs to juggle while still working.

I would be surprised if you’re juggling 3-10 flips that you cannot find someone to lend you money at 10-12% no points, paid back at closing.

I simply do not understand the blind faith that buyers and sellers have with attorneys  in attorney closing states just baffles the heck out of me.these issues are handled with your real estate broker and your self full stop  then you tell the attorney when it is OK to close and what your willing to do letting an attorney who probably is juggling 50 to 100 files make your decision for you is just insane to me.   

Or any feedback on my concerns with juggling a sole proprietorship with an LLC or even multiple LLCs when using these services?

Spreadsheets are a good starting point but can quickly get out of hand if you're juggling lots of properties at once!

I’d go the passive route (through a syndication) if you want to enjoy your family and succeed at your job, but others have done well at juggling both. 

So I'm currently juggling 25 different properties and the liabilty. 

I'm in the same boat, juggling between FHA and conventional for a house hack / live n flip
