Insurance for real estate investments
Hello,
I have a variety of real estate investments. I have short-term and long-term rentals and also am building at a sitet that will be short-term rental cabins/RV sites. I have these in 5 diffeerent states at the moment with California being where the majority are at.
Besides the cost of building and fliping properties insurance is the largest expense. I have been looking at ways to cut this down. I would like to have all the properties covered by one company. The majority of them are but are each covered seperatly and then I have liability insurance on each LLC (there are 3) separately and a personal liability.
Also, besides the cost factor making sure each property insurance is renewed on time. So I'm currently juggling 25 different properties and the liabilty.
I am also wondering if we are also over insured. I have dwelling coverage on each property plus liability of $5,000,000 on each LLC and personal.
Do any of you have any recommendations? When I have tried to find something I usually get that the type of coverage we need is not offered or the cost is still high.
