Major in business (with a real estate focus), start learning through books, podcasts, and investor meetups, and work on building credit and saving money while in school.

I'm a seasoned real estate agent in Virginia and Maryland, and an active flipper and buy and hold investor.

I've found that the best areas for the investors I have worked with on BRRRR properties are areas like Center Point, Fultondale, Gardendale, and Pinson areas.These areas are solid and aren't in warzones like Fairfield or Tarrant but will also produce you cash flow and equity unlike cities like Hoover or Vestavia.

In the case of investors, they still require a 20% down payment, additionally there is a 2.25% funding fee because the REO was purchased under a VA loan.
