If I invested 100k the way I am currently I would make roughly 10k a year in my passive investments and probably 25-30k in active investments2.

However, I have other companies that will not write a property with Knob & Tube, even if it is completely in active.

I have an inactive Real Estate license and it will be renewed soon.

I would have had to go inactive because I wasn't ready to jump from my day job at the time. 

I am an active Realtor in AZ (and inactive in CA), I have purchased HUD homes as an investment, and as an owner occupant!

Because morality is not an on-off button, it is one of degrees and shades, as in a FREEDOM society people have the free-choice to engage in acts that are NOT moral, like eating a tipple Whopper with bacon and cheese every day if they choose.

Perhaps when you hear of other investors setting up LLCs for REI they are involved in active investing such as flips.

If you own a property and place it in a LLC and you don't fix some stairs, you can be held personally liable for your inaction.
