I have a question and would really appreciate your input.I’ve done a couple of fix-and-flip projects in the past using hard money lenders, but I’ve noticed that their fees and interest rates significantly cut into my profits.

@Tanner Davis If you want to pursue either a fix/flip or BRRRR strategy, it sounds like you might need to find a partner/investor that knows you well and believes enough in you as a person to invest money in a project. 

I'm working with an investor client who is particularly interested in fix & flips. we've come across a number of lender owned / HUD owned properties with steep discounts.

Same with houses and the MLS.

So it’s not a house you’d should hold with your own money.

My mother is a RE agent back home in California (30+ years), I have one rental property in Virginia Beach, and I'm mostly interested in BRRRRs, flips, and long/medium-term multifamily properties.

However, an agent that has off market deals is likely flipping or wholesaling themselves so you may only get leftovers.
