Hi Jim,This might seem harsh but,If the females future bothers you, say a prayer for her and make a donation to your local No-Kill Shelter for Animals--She's an adult and can fend for herself--and you have a business to run.It's best to not get interpersonal with the renters--they ALL have some problem or another--they are Adults and will have to sort them out for themselves.

I will pay for trash and sewer though leave a provision that if this is being abused like overfull trashcan fees, or disposing of waste or chemicals, electronics etc improperly will be billed to the tenant.I think that should cover it but I was curious how all that works for these kinds of properties should I make the payment but charge my tenants on the back end or should I have them get it in their names.Also do you usually make that a separate charge or do you include it with the rent payment and provide an itemized account of the charges?

We got a quote from Kinetico which we know is top of the line but it was a bit overkill for our needs (quote was about $6k).Our water is pretty harsh on the skin not to mention can be hard on appliances which we'd like to keep working long term.
