We all have had success to certain degrees in our investing and I think that can cause us to be either over confident or too over eager. 

I have a background and education in Construction Engineering and worked in commercial construction for the better part of a decade while I was investing in residential real estate on the side.I've been in brokerage as a real estate advisor for the past 4+ years full time and I specialize in 2-4 unit residential multifamily which accounts for half of what I do (about 2 or 3 multifamily deals a month) and the other half consist of single family homes and condos.I grew up in San Diego and its all I know, I got my undergrad in Construction Engineering and Graduate degree in Business locally also.I am a big fan of starting off investing locally with low money down and that is how I personally started myself...I read a ton of books and listened to countless hours of podcasts but all the magic happened when I stopped reading and listening and started taking action.Welcome and feel free to send me a private message if you want to chat.

I have a couple degrees from private institutions. 😪 Property Management was a career change about 2 years ago.

But the Summer and Fall it is 100-120 degrees every single day, so many people are not golfing.

Inspired by Brandon's book "How to Invest in Real Estate," the infamous "Rich Dad Poor Dad," and the invaluable insights from the Bigger Pockets podcast, I'm ready to expand my horizon into real estate investing while continuing my journey in the aerospace sector.Armed with a Bachelor's degree in Business and currently pursuing a 2nd degree, I'm eager to leverage my skills & commitment in this vibrant market.

Someone will point out that the 2-4 unit have a better track record of appreciation these past few years, but as mentioned I suspect that's largely being driven by the residential DSCR loans, the same way that being able to get a $200k student loan for an associates degree in basket weaving will drive up the cost of basket weaving education to $200k (and if the loans for the $200k basket weaving degrees went away, the price of a basket weaving degree would instantly drop, true or false?).

Although my degree does involve real estate or investing in any way, I am excited to gain as much information and knowledge as I can here through BiggerPockets!

With this degree of leverage, a correction could easily put you underwater in your mortgage.
