I have all the equations for the standard metrics, but my math isn't strong enough to twist them backwards to calculate a maximum offer based on the desired metric.

@Jessica Zolotorofe that what I thought but its not the case in Indiana.. there is no liquidated damages in the RMLS forms.. and they can and will sue you to perform... on 3 homes we had in contract.. my agent and the seller got in a twist ..

Then when "Billy" suggests getting on the roof you can gently remind him that getting on the roof is prohibited by the lease and while he would probably do a wonderful job you have to enforce the lease uniformly or risk a fair housing claim from the government.
