I have a few good friends that would use me if I can service their HM needs.

Every Week I scan the MLS, navigating cities and towns in South Florida that are friendly (and not friendly) toward short term rentals.

And you do not need a penny to start REI - many people's first investment came to fruition because of friends, family, or even partners.

If you're scaling your rental portfolio, you have to scale your operations as well.Having said that, I have friends who only have single family MTR homes and do extremely well at scale.

I only tell that stuff to my friends and people I like.

It’s in pretty good shape at this point, rentable.I travel a lot for work, and a friend gave me the idea to do a short term rental as a one bedroom, locking all of my stuff in the other bedroom and office - I applied today and was denied because I don’t own both sides of my HPR, even though I have written permission from the owner of the other half….

And when you’re in an extremely tenant friendly state such as Colorado, this can be a nightmare situation.
