Do you have other assets you can leverage (like a home equity loan) for that amount?

A net listing is a type of real estate listing agreement where the seller specifies a minimum price they would like to receive from the sale, and any amount over that price is considered the real estate agent's commission. 

If the latter, I would find 1 distressed property in a good-very good area and fix it up.

We have tiered returns based on investment amount and time in the deal.

My question again stems around using seller financing to allow them to receive a consistent monthly pay of X amount and delay/lower their tax bill in the short term instead of going through a lender to borrow 800k+ causing my mortgage to be significant part of our income roughly 40-50% of take home -  which we are approved for LOL.

They aren't looking for 10% returns and they probably love the idea of getting some cash legally out of Canada.I got into Costa Rica because of the country (it's awesome), what's happening to real estate prices there and in the US (they are nuts here) and the amount of development that's happening around Potrero, the technology advancements in the STR industry, proximity to the beach etc.

I do not have a traditional W2 job so I can't pursue the typical conventional loan or a FHA since I don't have income (hence the DSCR route).However, I've seen that most DSCR lenders do not lend if the loan amount is less than $100K.

What I'm aiming for are turnkey rentals and trying to max out the amount of conventional, lower interest loans. again, the DTI income ratio will be IMPROVED if the property shows cash flow.

So I put $1600 on a credit card for a down payment and then pay $500 a month until the full amount was paid off.

Background: I'm live in south Mississippi and have been doing real estate deals for about 13 years(rentals, STR, fix and flip...).
