The aesthetic of homes, rigid yet warranted community standards, and pure beauty of the area will sweep you off your feet time and time again.

There is small retention pond kind of area next to my property belonging to city which they are not managing ( There are big trees there which are close to my property about 12 feet away which may damage roof if fall towards my property but it never seems happened since 1961 touch wood).

The fire codes are obviously different in our states but if I were to build a fire escape coming off the third floor It would need to extend 10 feet past those windows before descending if those windows aren’t fire rated.

This is giving me an increased sense of caution and I appreciate the heads up on the impact of these other factors on what I'm seeing in these listings.It seems so daunting to get at the truth and the details, especially for a first go round.

But you shouldn't expect that all year round when doing your analysis for a MTR deal. 

I use a DSCR, The numbers made sense on it even as a year-round rental so it worked out out!

The investor is now dragging their feet and it's got me feeling like I need to come up with a contingency plan.Any ideas/leads on creative financing for the downpayment/funding the whole deal?

I recommend you start with a turnkey rental just to get your feet wet in the market and the team you work with. 

My Detroit investing has been on pause because we purchased our primary residence here in CA and have been doing an extensive ADU build (~2,100 square feet).That's been sucking up most of my capital, and we're likely going to be moving into it here in the coming months to redo the main house as well.
