and - if 35K is everything you've got - savings, emergency fund, money for real estate... that is not a huge cushion. 

How are you coming up with that much larger market rent for all those units?

Why do you feel these posts contribute nothing to the forums when this particular forum is specifically designed to review real estate businesses?

People always say the best time to invest in real estate was last year.

Really the person that is going into the flipping game should know the market very well to do these comps on their own, and back it up by asking their trusted real estate agent/professional for confirmation.
