It turned out he was also involved  in a storage unit building with small 3'x5' lockers renting for $100/m.... and those were included in his "unit" count.

Some properties have rooms they are currently using for different things other than a bedroom such as an office or a storage room.

I actually invested $100K in a storage unit deal in NJ with him and his team. 

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

Several years ago, even with high cash flow from a business, I felt fairly locked out of the places I wanted to purchase due to endlessly rising prices and rates that required constant underwriting revisions to the point where it wasn't worth the time expense. 

Decided to sell 4 of our Self Storage locations. 

I've been looking at investing in small, multifamily property, fix and flip (or hold), storage units, truck/rv/boat storage lots, etc.

Not only do we have high STR/MTR demand, but we have an endless line of people that want to live here and yet very little buildable land, the result of which is consistently strong appreciation.If you have the option, I would consider a townhome over a condo.

For that service to be 20 dollars less a month they use a phone tree that requires outsourcing to other countries to answer and sending them to an information web black hole to spend endless time finding what they are looking for.Then you have someone like me that makes up a very small percentage of the population in income and wealth.
