Similarly, if you put several Class D tenants in a Class A 4-plex, what do you think will happen to the property?

Hello all,My name is Slavik and I'm a new out-of-state investor looking to invest in Jacksonville, FL.Currently focusing on single-family houses, without a specific strategy in mind.

To me it seems way less intimidating to think about becoming a real estate developer in those communities rather than LA, SF, Miami, NYC, etc. 

We're based in Tampa and, in addition to personally investing, I own a mortgage company that provides financing for tons of investors.

Has anyone else experienced this in the SoCal area?

It is hard to really keep up with those kinds of trends unless I budget 10k a year in updating the property which I am not going to do.I participate in our local council/mayor meetings.
