I am about to make the integration with Podio and download the REI Automation Squad but was curious about your thoughts?

MS Project is pretty standard but pricey or you can download free templates for Excel from their website that are surprisingly professional and helpful.  

@Brendan Cronshaw - I found and downloaded the FHA handbook that gives the outlines for the different types of FHA loans.This is what I found on the subject of selecting contractors-"Standard 203(k) Establishing Repairs and Improvements The Mortgagee must select an FHA-approved 203(k) Consultant from the FHA 203(k) Consultant Roster in FHAC.

You probably can download one or get a financial calculator.

You should download a copy of the IRS Pubs that include instructions for Schedule E, depreciation, and business expenses. 

I have downloaded the list of properties up for tax lien sale next month and I've identified properties that interest me either for my own portfolio and/or because I think they stand a good chance of being paid by the current owner (mostly both).Two properties that are in my preferred farm area are owned by a defunct LLC.

I just downloaded the ebook and will listen to the podcasts as well.
