If they are all pulling the same data, that is a large discrepancy between those services.Your gut check to look at the calendars on your own will give you the best numbers.

If so, that could be the reason for any price discrepancies.

If you plan on doing section 8, you should plan for these types of discrepancies.

The discrepancy may make it very hard to fund because it is listed as a four unit. 

I wouldn't worry as much about tenants or rent amount discrepancies as these are things that you can control after the sale.

Long term rental yields aren't very high given the discrepancy between real estate prices and the average salary there.
