Also the furniture in the apartment they rented from a furniture rental company..never paid them a dime..it was my pleasure to open the door and let the company repossess what was rightfully theirs.

If it has centralized heat already, why not set the heat at a constant temperature, say 65 in the winter, and install baseboard heaters in each unit so the tenants can up the heat to their liking, on their own dime.

If they come in before we do all the work and buy up front and we remodel and lease up on their dime instead of ours.....the opportunity cost of having our money tied up obviously means we can offer the investor a better price.
