Also the furniture in the apartment they rented from a furniture rental company..never paid them a dime..it was my pleasure to open the door and let the company repossess what was rightfully theirs.  

My guess is you are never going to see another dime and you should have issued the eviction notice the day after rent was due.

HD made good on it - they pulled the permits, their dime.  

If it has centralized heat already, why not set the heat at a constant temperature, say 65 in the winter, and install baseboard heaters in each unit so the tenants can up the heat to their liking, on their own dime.

We put every dime back to the fund. 

If they come in before we do all the work and buy up front and we remodel and lease up on their dime instead of ours.....the opportunity cost of having our money tied up obviously means we can offer the investor a better price.  

That and a dime won't get you a cup of coffee.

Good syndicators offer a preferred return (8-10%) below which Sponsors will not get paid a dime.

Maybe you are great at what you do, but my observations from real people, and even on this forum, indicate that about half of PMs aren't worth a dime!
