I did apartments for years, but then everyone wanted one so the cap rates crashed as everyone started overpaying for them... so now I'm SFH'ing it because that's where the caps are awesome.I just landed my 60th SFH this year, my operation numbers are totally deferent than let's say someone with sub 20 units just cruising, as I'm buying and remodeling entire neighborhoods at times.

There's plenty of them out there at some great prices.The note industry is in shambles and getting them cheap is relatively easy.Hand them them over to a servicer and you have a good steady income on cruise control without the property management headaches.Jus my 2 cents

I've been cruising through the podcasts lately (love that I have 3 years worth of those to listen to; just started the one with J Scott about flipping...really good stuff) I just took his advice and started studying to get my real estate license. 40 hours of studying seems like a small price to pay for access to the MLS.

I would say (as a new investor myself) that the best place to find stories like this are cruising throughout the blog or my favorite of the podcasts on iTunes which really have some great information and would be able to work you through some of those MFR questions!

Having a good PM is key, but even with a good one just remember that you'll still have to manage the manager a bit... if for nothing else, just to make sure they don't go into full cruise control mode and get too lax on their duties.
