I've come around on the idea of leverage but still very conservative at heart when it comes to racking up too much debt.  

As a 21 year old beginning in Real Estate Investing, I will definitely take this to heart and begin actually learning basics in finance and getting an education in Real Estate.

There are MFHs to be had in the city, but to Paul's point you will not find them in the heart of the city.
