Now track either housing shortages or for sale supply, or on market data for those same data Points.When you do this, you will question why you are even thinking about the Stock market.

.)- Average days on market- Absorption rate- Historical data on rents and sale prices in the area- Population growth- Main economic drivers (industries, individual companies, etc.)- Crime stats... if you know specific zip codes/submarkets that you'd like to target, the best data will come from local precincts. - and more..I'd recommend remaining active not only here on BiggerPockets, but in other valuable RE investment networks that you can find - i.e. local meetups (meetup.com, eventbrite, BP local events). 

That makes private financing a solid option for folks with non-traditional credit or complex financial situations that banks might shy away from.Then there’s the tailored approach to loan terms.

He has some great data and insights on the Vegas area.

The "high appreciation rates" you mention should be verified with recent data and be specific to the neighborhoods you're targeting.
