@Eric L Conry I completely agree with @JD Martin.Given your good interest rate of 4.3%, I don't see a big reason to pay the 15% long-term gain taxes on the stock portfolio. 

And they’ve cost me alone well over $30k in damages and lost rent thanks to their complete negligence.

Many of the development projects here in Detroit, even projects in areas like Corktown, Wayne State, West Village, all see their share of incentives to complete the capital stack.  

(It was Hollywood and everybody has dogs)2) Somebody tried selling the appliances that came with the unit which included the fridge, dishwasher, stove & microwave.3) We were recently affected by the fires and had to evacuate, some tenants refused to evacuate even after police forced them to because they were "tougher than the fire".Have you heard of those horror stories about tenants completely trashing apartments and feces all over the apartment?

@Daniel Baker I would say a lot of it is based on their training or their resources that they utilize to complete your taxes.

Became very unresponsive very quickly, did not complete agreed upon work, made false claims about capacity and what they would do, etc.

They one, aren't familiar with completing 203k loans or two..simply don't want to be bothered with them because they are more paperwork.  

My father is a contractor so we will be able to complete most of the work ourselves while keeping costs low and add equity.
