Secondly I can still get a decent government job and my wife can go to school.I've been combing the MLS and other forums posts and have gathered that eastern SA seems to be less desirable than the west.

The age thing automatically limits your buyer pool plus you really need to go through the park rules with a fine tooth comb as they may have other regulations that will further limit what you can do.

However, the chances are very very very slim (as I understand it from combing through articles on HUD, etc).   

Most likely buy and hold.We understand the need to build a team; buyers agents, contractors, property managers, etc...Looking forward to combing through the posts here and getting my feet wet.

I've found it to be (somewhat) effective to comb through Craigslist and Zillow for FSBO deals.  

How weak.I spent nearly half the night before meet-up day combing over the contracts I had pre-prepared.

:) I've been watching the market and combing through MLS listings for the past 3-4 months and nothing I see is in within my reach $$-wise, except maybe foreclosures - but those operate under a totally different set of rules and come with their own issues.

I'm able to cut down on my shower time by combing my hair thoroughly before the shower.
