So, hard money would encompass most if not all of the following characteristics: not credit based, loan amount based on the value of the hard asset offered as collateral, high interest rate and high points, short term loan, relatively low LTV, low documentation requirements, non cash flowing properties still considered. 

When pursuing a blanket loan like this you need to ask about how to pull a property out of the collateral pool.

I'm still learning about this type of lending but the appeal to me is that they don't consider personal income or tax returns, it does not need personal debt-to-income ratio qualifications, it's collateral based borrowing..

Ask them to move the loan collateral just to those properties.

C/O Refi to purchase other RE Investments or cross-collateral of Free and Clear rentals are programs they offer.

One thing I learned on this property is the power of using Equity from other deals to cross collateralize and buy additional properties.

I used a house I paid cash for as collateral for a commercial loan in the name of my LLC...but I still had to personally endorse the note so my personal credit was a factor.
