Not saying you are Karen, but many "investor" "operators" are often driven by the cash on the table and greed and proceed without caution as the steaks go higher, that's when they should be paying closer attention to compliance matters.

The closest thing to  "luck" we had was finding out that the bankruptcy 12 unit was still on the market a week after we were refused a showing. 

The closest reasonable comps are in a mid to high b class neighborhood less than 2 miles away sold and for sale in the last 6 months so I took that into account.

The closest parallel I know of is a few PHAs that "require" the tenant to have the carpets cleaned annually, but they don't/can't actually require a receipt or anything, they just hold the tenant to that level of cleanliness.

Reason: just starting and would like to keep first ones closest to me.
