You'll do well finding one for .85 to .90 cents on the dollar.To do better, you'd have to get a marketing campaign going.

Could be competitive, but everything is competitive.I also wonder how that works . . . running a legit online marketing campaign takes time . . . direct-mail takes time.

I still look at all deals that are sent to me and have a marketing campaign going,  but the asking prices are just too high.

Someone doing one or two properties simply can't achieve the same cost cutting economies of scale, nor do they have ongoing online and print advertising campaigns to help them find the best possible tenants.

. $25/mo and a ton of capabilities, like automatically texting your lead when they submit their info and auto text, email, and letter campaigns.

I just dropped some money to send out a mailing campaign. 

I want to see which campaign i feel did the best, both efficiency wise and rate wise.
