None were a match for me personally and many were not a strategy I wanted or too speculative (such as opportunistic strategy which is the riskiest strategy or investing in tertiary markets which also tend to be the first to go belly up when there is trouble etc).You probably actually want to look at your operating agreement to see what rights you have to books and records, etc. 

rates are high, prices are high, good PMs and contractors are booked up and busy, and it's very tough to find good deals. 

it ignores (1) all the costs that have to be expended simply to process a transaction, and (2) the higher maintenance costs you will be incurring in that type of neighborhood.

Build a strong team with experienced lenders, real estate agents, and property managers, and educate yourself through books and podcasts.

Funny, I was hoping to equip myself with some ideas so I could propose some transaction options to them right off the bat--but I agree with you that that is probably not the right move.

I've brokered a number of 1031 transactions and can help with that as well. 

I suggest listening to the BP podcasts and reading through the blogs and books they offer.

@Brett Coultas if you're a newbie, you want to be careful of an "investor friendly" agent selling you something they truly don't understand:(95+% of agents only know how to handle owner-occupied transactions - you can verify this by asking them calculate ROI for you or Cash-On-Cash!
