I like the looks of the outskirts of Fort Bend (Richmond, Rosenburg, Katy, etc.).EaDo is looking pretty good IMO - it is poised for growth.

Does anybody have recommendations for local commercial lenders in Fort Bend County, Austin County, and/or Wharton County (in Texas)?  

We lived in Bend for 5 years, and I have hundreds of contacts up there already.

Fair enough, I guess what I was getting at is that if you're getting higher rents, is it a little easier to bend on the 1% rule?

We were looking at Portland/Bend/San Diego but the prices are getting too high for us there.Anyone have properties in these areas?

Once you start bending it gets worst.

There'll be subs that get a crush on you, because you're a woman and that can create a 'walking on eggshell' situation for you and there're subs that will bend over backwards for you, because they're so impressed with the way you handle things, 'even though you're a woman'.You can either pick apart those moments, where it was disadvantageous to be a woman or you can look at the big picture and see it all sort of balancing out in the long run. 

You need to learn to bend or you'll break.
