Yeah the law changed I believe back in 2020.You cannot do short term rental with an HPR unless you own both sides.   

I believe the cost-savings far outweigh the risk.

I am a firm believer that real estate agents should spend the majority of their efforts marketing to sellers, but beggars can't be choosers.

I believe if something happens and the tenant only has it in their name I am unable to get the proceeds because the check will be written to them. 

I believe it is 27 years of depreciation that you hedge against any cash flow you received. 

You can probably just go ahead and live in that 5th unit, but I believe whenever you go to refinance it with a bank or what not, the 5th unit will make it require a commercial loan and not residential regardless of what the county records show the property to be. 

As a MF agent who spends a large amount of time calling apartment owners (or rather, numbers purporting to be apartment owners), please believe me that reaching out to random run down buildings owners is unlikely to get you any deals.

I do believe we have a good property manager and the photos and description of the listing are well done, so not sure what else to do at this point.

The #1 determinant is the Tenant Pool.If you don't believe us, try putting several Class D tenants in Class A apartment buildings and watch what happens.

I know what my ideal life looks like in ten years, unfortunately, I don’t feel like I can have my ideal life now because I am having to stay in the state that I am in until we can move without risk of my husband losing custody of his child, which will be in about 10 years so believe it or not I do spend a lot of time thinking about what I want the future to be like.
