Lenders and Financing• Can anyone recommend lenders in Destin who are familiar with VA loans and can work well with first-time buyers?

In my situation if I’m earning $18,000 in cash flow from a property my tax benefits are offsetting at least that amount and I’m still paying $0 in taxes so the real estate scenario is attractive to me.

It can accelerates process and can make numbers look very attractive (if you are open to renovations, does not need to be crazy)

Apple has been quoted a ton in papers and every realtors says it to buyers etc.

First month free only attracts people who move every 12 months.

But that is another issue I have, finding a buyer AFTER you go binding vs having a buyer lined up first...but that's for another post. 

They find properties and approach Sellers and secure a price, then they seek out an end Buyer (you) and sell it to you at a higher price. 

Then state, "If you are a wholesaler, please add me to your wholesale buyers list."

If you’re leaning toward selling your share, offering seller financing could definitely attract a wider pool of buyers while keeping the deal intact. 

The successful wholesalers are the ones that are direct with the seller and have done an analysis on the deal to show it can be a successful investment (always double check with your own)totally agree, I would add the don't act sketchy and present their available homes in a consistent/professional manner to buyers.
