Hey Jason - if it's a 1-4 unit, you would need to value it based off the sales comp approach (assuming the buyer is using debt financing).

Depends how you approach them and if you’re ready to pull the trigger when you find the right deal.

Also, when it comes to enforcing the lease, use a simpler approach.
