If you need 10 contacts to get 1 listing appointment, and 3 appointments to obtain a listing, you'll know that each of the 30 contacts are actually worth 1/30th of your commission.

When he didn't like the price I quoted him he asked me to up the ante and call and garner their interest in selling and set appointments for him as well.

Start setting up appointments and put houses under contract (this can be a simple one page contract that shows who's buying, who's selling, the address, the amount, any other terms, and signatures.

Now for this to work I will need boots on the ground to go on appointments and put properties under contract.

Thanks Wayne, I was unaware that the long term cap gains went to 0%, I will be making an appointment with my tax man!!!  

Now I schedule my appointments first thing in the morning or go take a look right away.

They would set appointments and then never show up.I also use Home Advisor and have had mostly good results from that site.
