You can try and stall this and try and come up with the money but now that it is in foreclosure traditional lending is going to be a no-go so unless you know someone who will give you the $ or you have other real estate you can pledge your options are limited.

It is a great strategy to throw into the mix when you are working with a lot of reserves, but if you assume a loan at a 3% rate and rates are in the 6-8%s now, then it is a no-brainer for banks to enforce the "due-on-sale" clause and call the loan due on a transfer of title so they can use those funds to make mortgages at the current market rates.

It costs money to build a flex product, few hundred k, won't be a "no money down" or "syndicate from your friends" type of financing.Many of my clients are buying and constructing buildings as graduates of the program.
