If yes, do you have a property management agreement signed with the owner?

I do two things: 1) I put specific language in my lease agreements that I need 30-days notice for early termination and 2) I also put language in the agreement that the security deposit can be kept if the renter terminates early.

I had a much bigger building under agreement 15 unit launch financial had my rate in high 6’s with 30 year am which was great the deal ended up falling apart (not their fault seller misrepresentation) but I do like them and you can usually get them to lower their fees. 

A good PM has a solid agreement that is easy to understand and time-tested.3.

. 😆 TBH, I’m considering terminating the representation agreement due to their current "strategy".

Read your PM Agreement to see if this is addressed.

This of course, would need to be defined in their lease agreements and would also require more work collecting those payments.

The owners of the duplex hired a property management company to manage the duplex but for their leasing agreement, they amended the leasing agreement so that the tenant would pay on the 25th, instead of the first.

I am supposed to enter the agreement with an LLC and I am wondering if I would be able to re-purpose an LLC that we set up in Ohio earlier this year but never did anything with.

Or ask the third owner if they would also consider selling, so the whole property is sold.Whether a partnership or LLC, follow the Operating agreement.
