Learned a lot about environmental issues and soil remediation.

Since all grass was removed I expect sod to be placed after all debris is removed and top soil applied, trees replanted, fence installed, and sidewalk redone. 

Area often get frequent highs over 100 degrees in summer and soil not the best.

Is the soil suitable for septic and a well, or does it have city water and sewer? 

@Sandy McDonald annualized ROI would be more important to me obviously as COC in the immediate term wouldn’t matter as much for BRRR properties right?
