I don't know of any hard numbers on that observation, but anecdotally that has been my own observation while in this market.

A couple observations:(A) Always good when the houses around you are $1MM homes. 

I agree the upside is not immediate or short term, but Burbank has some upside in the next few years future based on my observation of are development.

I don't know any of them, just based on my observation of living adjacent to them and having to hear what they're saying as the one lady in her 30's is the loudest, even when she's in the front pacing while on her phone. 

Observing the local habits of these folks.

I recently moved into the area and began observing the sections in town.

To me, bringing the deal or the skill is not enough In these situations, offer them a couple of thousand dollars and the opportunity to observe and gain experience 

An observation based on what I'm reading from some others on this thread, from my own experience, and from an assumption that you haven't owned properties for more than a couple years...The old-timers will tell us the past 5-7 years have been very atypical.
