That said, we have a guest in our 1/1 who has extended her nursing contract for the 2nd time so she will have stayed 9 months total.

It seems like STR might be oversaturated but MTRs with travel nurses, other types of medical workers, corporate professionals might be a possibility to cash flow more than LTR, especially if you self-manage.

I've attached a little map here; the light green areas are the only places you can have three or more students, so if you buy outside of that you need to have 2 beds or less in each unit.So, since student housing options are slim and prices are high, many people are turning to mid-term rentals and leasing to travel nurses.

I know they have a good amount of travel nurses. 

If you're renting to traveling nurses for 30-90 days they expect utilities are coved and in your name... they are looking for convenience.

@Justin Johnson If it's close enough to the local hospital maybe you can rent a unit to travel nurses and physicians.

Was the grantor competent to sign the deed or does the fact that she was 98 years old and in a nursing home when the evil sister (ES) had her sign the deed that left out her other daughter and son render her subject to claims of incompetency to the undue influence of ES? 

You can also increase monthly income by doing medium term rentals for travelling nurses as an example.
