Take in lots of info from the other investors and that will help you decide and then it makes the next step more of a natural progression than a mystery.

@Desiree Maya It sounds to me like there might have been a misappropriation of funds, which is why everything is a mystery ... 

In one week we had 2 furnaces and 1 boiler go down, 3 roofs spring mystery leaks (with 6" of snow on them), 2 entire house pipes freeze, 1 serious pipe burst, and  a police raid on a unit because one of our tenants shot someone with a rifle while riding home from a bar (this was a class B building mind you).Evaluate your systems and run mock stress scenarios. 

Pipe mysteriously burst and basement got flooded. 

If you don't know the answer to that, you want to find out.Most of the mystery gets taken out of the equation when you know better what you are doing (you, as in everyone).

There might be some down-sides to the larger complex, maybe good idea to go mystery shopping at talk to a few people.

@Angela MilosevichAssuming we know it is priced well ask one of your friends to mystery shop them to see how fast they respond and how they act when showing it.

looks like your asking two things.. one can you get a lender at 60% completion and that one is tough.once done and C of O that should be easy.. just shop around to legit lenders MLO or local banks credit unions.no mystery there.

It will flush the mysterious contract out.
