Has anyone bought from the platform?

An agent can represent a seller or a buyer even if they don't own the property, but they have to have the owner's approval.If the "seller" doesn't meet deadlines, it's probably a wholesaler who is having diffculties of some sort with the actual seller.So, either I misunderstand what is actually going on, or some information has not been conveyed.

Get to some local meetings.

Try to have a sit down meeting with the HOA board which may only be three people.  

The zoom meetings are a free for all and Jerome relies on his hype communication style to amp people up but there is no content or context to get amped up about.

I have a house three hours away and once a quarter I do the 3 hour drive, I'm there a couple hours, meet some good friends for lunch and drive back... it's a nice day!

I think it is trash and assume the tenant doesn't want it, does not meet that legal requirement.

Great people, intuitive platform, get their K1s out on time and returns have met expectations...one of the reasons I am invested in two funds at this point as the first investment was really to test the waters and validate I was a good fit.
