I would drive for dollars, put index cards on laundry mat and grocery store walls.  

Hey I can wash clothes for my cousin for $20 instead of him paying $30 to use the laundry mat.    

@Christine Swaidan If you aren't strapped for cash, go ahead an replace it.

We bought the warranty as "insurance" because at the time we were about to have a second baby and we had to replace a car that was totaled by an out of control minivan.....we were hoping AHS would replace a unit of we found ourselves cash strapped at the time of failure.

@Eric Schleif  well its not these peoples fault generally its just they don't know what they don't know. and things get glamorized in RE here on BP and all over the internet and social media .. and people get all charged up.. and get convinced that they also can become rich in RE with no money no credit and they just have to take action.Then you get this kind of thing were it looks like they will get 100% LTV loan at 4% with a 400 fico.. ( not sure were the bottom fico number starts)  and they fall for it... poof 500 bucks gone.. now many folks have boot strapped RE myself included..

Proceed to install a very heavy rubber mat about 1/2 inch thick, and install plank vinyl on top of it.

Make laundry a breeze by taking advantage of the washer & dryer hookups or the laundry mat on the block.

We personally like to target business traffic, and people who are coming to area for a purpose that is related to family or work, so we make a lot of accomodations for kids e.g. putting up a tent from Ikea and colorful foam mats. 

I’m looking to buy an undermarket 4plex with hard money/private financing and am strapped for down payment at moment as I’ve spent most of my capital on rental remodels/deals.
