This is tough, eats into your margins and normally you'll pay more on your first few projects developing the relationships and it'll get more favorable to you over time.- ACTUALLY does good work.

Unfortunately, I don't have tons of margin to work with.

What was your profit margin?

They focus on selling boutique coffee, for lack of a better term, where the margins are much higher.  

Closing costs on seller carried transaction are marginal, payments are collected and preferably administered by a third party and qualifying or documentation required is discretionary to the seller.

Now, flipping margins are going to be nice since there isn't going to be much demand on the direct-to-seller marketing side

I dont think the margins support hard money or two loan closings on this one. 

There's no margin for error on timing the turnover, let alone getting a tenant who causes excessive damage or needs to be evicted.
