This is an REI forum and guess what the traders on another forum have to say about real estate? 

Maybe this is the trader in me seeing this as an arbitrage. 

The spa adds two saunas, a steam room, Japanese soaking tub, cold plunge and shower.

But, if you don't do this for a living, it isn't a material percentage of your taxable income, you don't expect to do it again any time soon, it's probably not a trader or business. 

But do you have enough knowledge/experience to be on the other side of a currency bet against, say, a currency-trader like George Soros? 

And I guess you'll have to figure out if your in it for long term investing for retirement/wealth, or if you're gonna try to be a day trader.

Now sometimes the star's align and the first big high rise they built in Oahu was for a Japanese firm that paid cash and never asked them for a bond..

It's going to be an interesting couple of years.....esp with the absolute necessities in life; monthly cell phone costs, Netflix, that auto pmt/lease & Whole Foods/Trader Joe groceries; costing way more than a months rent.

I used to live in an area that has a Trader Joes, Starbucks and all kinds of other great restaurants, bars a retail.

I never reported to any of the other managers again.He then had me spend the next 3 years with the Japanese engineers documenting pre/post commissioning issues & then writing SOP's for a huge installation we worked on from the day we broke ground.
