If it's a 5 year SOL and the problem arises in year six, again there probably isn't a viable cause of action.Third, if the title company decides it or you as it's Insured, doesn't have responsibility to the grantee for the claimed defect for one reason or another, but you think it does, you'll probably need to hire an attorney to file suit against you and your wife individually for the alleged breach and tender it to the title company for coverage.

This guy who had been living with his GF on and off had some issues with another tenant in the building and apparently this led to police involvement one evening with allegations of someone shooting at him (the boyfriend of the other tenant is the alleged perp).

The "surge" burned out multiple lights allegedly but then that changed to one, but they can't remember if they changed the bulb even though the lamp is now working...and the lamp is on a different circuit than the kitchen and all the kitchen lights were fine....

It took them weeks to send out the letters and I don’t think they ever did as I didn’t receive a SINGLE call from any of the alleged mailings.

If you were alleged to be in violation of the laws, you would get sued by the Feds (like Trump and his father did in the 70's: https://www.politico.com/blogs...).With AFFH, they sought to add teeth to this, and go after cities, specifically nice suburbs, and it was really guilty until proven innocent.
