The tourism in Portland is on the rise and unless every brewery and restaurant closes, it’s the new norm. 

If you were to market, I'd choose a peripheral market that will still have a tourism draw (Ocean City, Brigantine, Avalon, etc).

It's becoming very well known for gastronomic tourism, as well as a few very major arts projects (The State Theater and the Library of Congress' Film Archive).

Remember in the expense category to include sales tax, tourism tax, business licenses, etc.
