@Richard Henry in Tuscaloosa right now I am specifically looking at SFR, living in one room and renting out the others to my friends (can also be done in a multifamily, but SFR seems more available and reasonably priced in Tuscaloosa).

Henri Meli I am not a tax expert so I could be wrong but my understanding of your question is first yes you should get a 1099 from your PM.
