@Jason Harris You can wholesale the deal, but it needs to be to a cash buyer only(land lord or rehabber).

@Anthony Harris - What I would recommend is if you are really interested in the property get a 3rd party appraisal that you and the seller split the costs for.

Harry Dent has talked about this for years and his take is that the last real estate values to fail are going to be the high end properties in the biggest cities.

I've been sending direct mail (yellow postcards) to absentee owners in DuPage and Kane County, over the last 5-6 months and I've been averaging a 1.2% - 1.5% response rate, which I understand to be pretty decent.  

I'm working with my bank, BMO Harris currently, but I'll have to check into Centier as well.

@Don Harris I'm also new to BP and CLT, and certainly looking to get into RE investing here in the Queen City.
