I came to the conclusion after seeing only 1 picture based on roof and exposure, age etc. that we were looking at about 150K.

Other than a few bricks crumbling near the exposed windows (most likely from exposure to rain and snow) the rest of the foundation and house is solid. 

However, there's a principal agent / personal exposure problem with that, not to mention the impact on your investment returns/bottom line even in a best case.Reputable turnkey companies - well - some on these forums will recommend them, and some on these forums have also had some success doing out of area investing.The trick, though - is volume. 

@David Floyd tough love, not criticism here....Only a fool would own property in their personal name and think insurance is going to cover their risk exposure.

I have tried other avenues including our own website and on some of our properties sharing the PM duties with larger companies (like Wyndham Resorts) to get exposure on their websites.

They were actually my first exposure to BP almost a year ago.

There are several approaches to doing lease options, and consequently, many variables... so it would be prudent to do so to 'maximize' the exposure, pre- screen the largest number of applicants, increase the likelihood of 'closure' (selling the property) with the tenant buyer(s) and structuring the deal, to optimize your ROI.
