Re: white vs. color, I just bought the tan color (Colonial Cobblestone) with the intent of replacing the white towels in one of my houses.

It doesn't have to be fancy or full of legal jargon, but it should be clear enough that the tenant knows they can paint a wall grey or tan, but they can't paint the entire house purple. 

At least that design was in tans and browns, but still nauseating.

Most of the Phoenix Metro is too overpriced compared to the rents to cash flow very well (Although rents are on the rise) so Casa Grande, Apache Junction and San Tan Valley are all places investors are picking up rentals and doing lease options.I'm an investor/agent/wholesaler in Tempe, feel free to reach out if you need anything!
