My biggest surprise in trying to fix this is that the administration fees went from approximately 10% to 30% on my revised quotes.  

By the time you add up the self-employment tax and administrative cost of running a property management business and filing a separate tax return for that business, you will not likely come out ahead.If you were providing property management services for other investors, that would be a different situation.

It's good to bring up, but a good CPA is going to concisely explain why, after the additional costs...administrative overhead, additional filing fees, employment or SE taxes, etc you'll most likely find the cost-benefit is negative. 

I've had issues with this tenant in the past, as discussed in a previous post.Currently, I'm concerned that my tenant might have a drug problem, as he seems to never sleep.

I recently have turned the day-to-day operation of that business over to new hands and am stepping back to a more administrative role.

It's scary how much the drug dealers and gangs are literally taking over PTown. 

I've even thought of buying a rental house to offer to a full time employee to move to this area but I'm not sure if that would just create more headaches in the long run) Employer responsibilities; payroll taxes, administration and audits.

While it offers liability protection and tax advantages, it also has administrative and operational requirements.
