All real estate tech, and I know them all personally, suffer from this so I would really focus on tightening up the system to create less "leads" and better prospects so that delivery is high value.

What I am looking for is a structure (not a doublewide trailer) which would be assembled prior to delivery, placed on a prepoured foundation, and then hooked up to utilities with a minimal amount of on-site work needed to be done prior to occupancy.

If so there are Zero Down Veterans loans you can leverage if you think it is wise to do so.[6] Maybe you look into this and decide it's not for you, and you'd rather own a 7-11 and spend your time writing checks to the soda delivery company--because despite what anyone tells you--it IS work....

You will still get a delivery charge but no usage charge.And it is no problem to sell a rental with a tenant.

A dishwasher would almost certainly be expensed for both books and tax if you make a de minimis safe harbor election for the tax year in question.If you do not make a DMSH election and the cost of the property is more than $200 (cost includes sales tax, delivery, installation and testing), it would generally be capitalized and depreciated.

The issue is if you allow delivery with you absent (if they will do that) you are accepting what they sent.
