Actually one thing to note that is kind of funny is that when banks collect interest they do so on a true 365/366 days a year calendar but when they pay our interest to say a savings account they do so based on a 360 day a year calendar 

The county auctions are very competitive, you can't get in the properties, the title is not guaranteed, and you have to pay all cash the same day as winning bid.

Having 30-day as a backup to 3-day isn't an option here.

s comment - you said your house is in Denton County - then you will need to file in the JP court for that district in Denton County, not Collin county.I have done the process once - it went pretty smoothly, got the tenant out same day as the court proceeding, renovated the ample damage they had done and had a new tenant in a week later.Good luck!
